POSITION TITLE: Facilities Contract Labour (Mechanical, Electrical, Plumbing (MEP) / HVAC Personnel) – 18 months

Duties and Responsibilities:
  1. Coordinate and perform routine checks, monitoring, troubleshooting and repair of building equipment and systems. Compile equipment reports and complete checklists for PMs and CMs for HVAC systems and other building MEP equipment including, but not limited to Aerobic treatment Units (ATUs), Water Heaters, Sewage Lift Stations, Rollup Doors, Submersible Pumps, Fan Motor etc.
  2. Report on systems performance, assess equipment service records and provide the company with technical advice / recommendation for improvement in efficiency and reliability.
  3. Reviews specifications for specialized equipment and advise the Company on recommendations for the purchase of equipment / components etc.
  4. Executes job tickets/ request on the facility maintenance portal and coordinates the use of internal labour or external contractors to complete job tasks.
  5. Coordinates and supervises facility maintenance service contracts and contractors. This includes planning, coordination, permitting and oversight of site actions for the Company’s sub-contractors and service providers associated with the Facilities Maintenance and general operation and maintenance (O&M) actions for MEP equipment on site.
  6. Support with the review, update and/or preparation of appropriate Equipment Maintenance Strategy record (checklists, work instructions and procedures) as applicable to MEP equipment / services forming part of the facilities maintenance function.
  7. Support with the preparation, review and/or issuing of work permits records and safe to work documents (e.g., permits, job hazard analysis etc.) and ensure that works performed on site comply with the agrees service contract and in compliance with the company's quality and safety requirements for the facility.
  8. Ensure that existing and new equipment installations conform to established/ agreed site design and that the general operating parameter align with equipment specification, manufacturer guidelines and general industry best practices.
  9. Review and preparation of material stocking and order list for facilities consumables/ supplies.
  10. Other assigned duties and responsibility for the facilities maintenance operations.


Specific Skills/Experience and/or Knowledge
  1. Possess and good understanding of troubleshooting, maintenance practices, procedures, and techniques related to building facilities, equipment, and systems.
  2. Possess a strong understanding of the operation, maintenance and upkeep of HVAC system along with other mechanical, electrical, plumbing (MEP) services/systems commonly found in buildings and plant operation environments.
    • MUST possess knowledge and working experience in the operation and maintenance of commercial Heating, Ventilation and Air Conditioning (HVAC) equipment and Fire Alarm/ Protection systems.
    • MUST be competent and experienced in troubleshooting / investigating light mechanical equipment as well as general knowledge and field experience upkeeping common building services and equipment such as: fans, pumps, motors, aerobic treatment units (ATUs), electrical and electronic systems etc.
  3. Ability to recognize, analyze, and solve a variety of building services and equipment problems.
  4. Possess the ability to read, understand and interpret building drawings, technical illustrations, wiring and schematics diagrams etc, and computer-generated reports as well as the review of system specifications, designs etc., to ensure that existing and new equipment installations and respective operating parameter conform to standards.
  5. Must be computer literate and have a working understanding of, at minimum, Microsoft office programs. Experience with the use of a Computerized Maintenance Management System (i.e. Maximo or another equivalent) will be an asset.
  6. Possess strong verbal and written communication skills and ability to interact with internal and external technical professionals at all levels. vii.) Must possess a suitably stocked technician’s toolkit and safety apparel to perform their duties. This shall include tools required to perform electrical related works inclusive of a True RMS Multimeter, screwdrivers/ nut drivers, pliers, wrenches, flashlight, coil fin straightener, and other relevant hand tools, as applicable to the trade. 
  7. Possesses and capable of using all relevant tools and device (multimeter, hand tools etc.) necessary to perform routine checks, monitoring, troubleshooting and minor repairs of HVAC and other MEP related equipment.
  8. Possess Qualifications (certificate, diploma, etc.) in HVAC services, electrical and mechanical field.
  9. At least five (8) years’ experience in the repair / maintenance of MEP systems (inclusive of HVAC equipment) in a commercial / industrial environment. At least two (2) years of experience should be in a team lead or supervisory capacity
  10. Personnel should have substantial contract management experience.
